Framing  

1. change 6 - 3050 windows in kitchen to 3030 windows (save 3050 windows for foundation)
2. put 3030 windows in downstairs kitchen in same location as upstairs kitchen above sink
3. change upstairs small window above kitchen sink to 3030
4. change downstairs kitchen wall to be same as upstairs wall with bar window and door
5. remove two walls in center area downstairs and replace with 14" laminated beams
6. change w/d room door off upstairs kitchen to 2-8
7. fur downs in bathrooms as required by plumber
8. move 4 doors - kitchen, first floor ne bedroom, first floor laundry, 2nd floor laundry - we must be able to fit a side by side washer dryer in both kitchen closets
9. Half wall around upstairs loft

Floors

1. install 70 sheets of 3/4" t&g plywood
2. screw, countersink and putty
3. final job after all painting and everything else is done is to sand, stand and put a heavy coat of clear varathane down on floors, esp. in kitchen and bath areas (wet).

The upstairs kitchen needs a few more cabinets in the corner with a lazy susan and drawers, shelves, and cabinet doors.

The downstairs kitchen is from scratch and the design can improve upon the upstairs design if possible.

Trim

1. All baseboard - approx 430 running feet
2. Window Sills 11 - 3' sills and 1 - 2' sill
3. Door Trim - about 16 doors total
4. Doors - 12 2-10 doors and 2 2-1 doors
5. Stairway Railing - must look upscale!

Drywall

1. Repair Drywall in kitchens, bathrooms and central first floor room
2. Repair drywall around doors and widows that we change out

Painting

1. prime and paint inside - same color everywhere off white
2. paint doors white enamel outside
3. paint inside doors and trim - different color

Road

1. 330 feet of caliche and limestone road
2. 6 parking spaces and circle

Roof

1. fix tin roof over back deck off front cottage - now
2. change tin roof over cottage to comp - distant future
